This small but very beautifully formed collection of lodges and caravans is tucked away in a peaceful corner of Cartmel. Just far enough to really feel at one with the Cumbrian countryside, just close enough to nip down and enjoy all that Cartmel has to offer.

The Park

Sitting up on Howbarrow, we have 23 high quality caravans overlooking the peaceful valley. With views over the surrounding farmland and nearby woodland, this really is a dream location for those hoping to get back to nature and explore the countryside. Burns Farm Caravan & Lodge Park was established in the 1970’s and has gradually grown since then to now comprise 23 developed plots.

Head up the winding hillside road and settle into your own little slice of the Southern Lakes, ready to explore the stunning Lane Head Estate, local woodlands, wild fells and quaint villages nearby. A stay in the comfort and space of your own private holiday lodge is the best way to enjoy the great outdoors and Cumbrian wildlife. Whether that means kicking off your walking boots after a hillside expedition, or simply opening your

door to watch the comings and goings of the local wildlife with your morning cup of tea.

All of our plots are occupied by permanent or long term owners, who use them as regular holiday getaways, though we often have a number available to let or purchase at any one time. There is existing planning permission for a further 2 plots in the near future and plans to extend further (subject to planning), either to the east or west, or the next 2 years. Any new holiday home bought comes with a 15-30 year lifespan, which is agreed at the point of purchase. There are no set rules as to how long a caravan or lodge will be allowed to remain on its relevant plot, a decision is made on a case-by-case basis.

Included within the site fee is maintenance of the grounds forming Burns Farm Lodge & Caravan Park. The work is undertaken by Kevin Chadwick on a fortnightly basis to an excel-lent standard. If you wish to have your own plants around your holiday home these will not be maintained by Kevin and will be your responsibility as will the general cleanliness of the exterior of your holiday home and associated decking.

The Park is served by a private water supply which is maintained in accordance with current regulations. The supply is tested annually at the very least and is treated by an ultraviolet filter to ensure its potability.

The Park is served by a private drainage system, the maintenance of which is included with-in the site fees.

Burns Farm Caravan & Lodge Park benefits from a 12 month licence but is, subject to weather, open from 1st March to 6th January. Holiday home owners are permitted to visit during the day in the off season should they wish to do so but must not occupy their holiday home during this period overnight.

– Can I move into my holiday home permanently?

No, under no circumstances are you to occupy your holiday home permanently. Burns Farm Caravan & Lodge Park is licensed for holiday purposes only and all holi-day home owners are required to notify us of their permanent residential address where they pay council tax. Any failure to comply with this licensing condition will have significant implications for any holiday home owners found to be in breach, in-cluding being asked to leave the Park.

– Are pets allowed?

Yes, we welcome well behaved dogs at Burns Farm Caravan & Lodge Park. However, all dogs must be kept on a lead at all times and must not, under any circumstances, roam free or foul the Park without the same being picked up by their owners. Holi-day home owners must respect that part of Burns Farm which is a working farm and are reminded that any dogs found worrying livestock may be put down in accord-ance with current legislation. The boundaries of Burns Farm Caravan & Lodge Park are secure and stock proof, so holiday homes owners can take some comfort from this, but must accept ultimate responsibility for their pets.

– Can I rent out my holiday home?

No, whilst we permit the occupation of your holiday home by family members and friends, we do not permit holiday lets or any other form of subletting.

– How much does it cost to have a caravan or lodge?

The annual licence fee is a minimum of £2,025.00 and is invoiced at the beginning of February. The fee is subject to increases at our reasonable discretion and varies de-pending on the size of your Caravan or Lodge. Burns Farm Caravan & Lodge Park is not VAT registered but in the event it becomes chargeable in the future, VAT will be payable in addition to the annual licence fee. Whilst non-domestic rates are not cur-rently payable, as with VAT, should they become payable in the future you will be responsible for payment of the same. In addition to the annual licence fee, you should remember that gas bottles, metered electric and insurance also need to be taken account of when owning a holiday home.

– What happens if I want to sell my holiday home shortly after purchasing it?

We strongly suggest you carefully consider the intended length of your holiday home ownership before acquiring one. Like cars and other luxury items, holiday homes lose a significant amount of their value in the first 5 years of being built. However, as some of our holiday home owners have been on site for in excess of 20 years, the purchase of a holiday home is excellent value for money when held onto.
